Your Assessment Fees:

The Cape Conroe assessment fees are used to provide services to the community. They are assessed on a “per lot” basis according to the needs of the Association and the services provided. Each member must pay his share of the operating expenses of the “corporation.” In Cape Conroe those services include pool and boat launch maintenance, deed restriction enforcement, landscape and irrigation maintenance of the common areas, management, general liability insurance, utilities and other miscellaneous expenses, and capital reserves.

Non-Payment of Assessment:

Consequences of non-payment are wide ranging. In the event of default in the payment of any such assessment, the owner of the lot shall be obligated to pay interest on the amount of the assessment from the due date, together with all costs and expenses of collection, including reasonable attorneys’ fees. When a property is sold, the seller must include in the disclosure statement, all assessments or monies owed to the POA which will then be deducted from the seller’s payment. As a last resort we will go to small claims court. Payment arrangements are available by contacting McKenzie @ IMC.
